Before You Build: Feasibility Study
 

“What should we do with what we own?”

For property owners who want to understand the possibilities of their home(s) before committing to a major renovation, extension or knock-down rebuild.

Salvage Bureau provides independent architectural advice to help you understand what’s possible, what’s worth keeping, and what risks or opportunities are associated with each option. 

The study is not a full concept design, but compares possible pathways from minimal intervention to full new-build, so that you can make a more informed decision before committing to years of investment.

Useful for:
  • Homeowners deciding whether or not to improve their current home, or to invest elsewhere.
  • Asset owners unsure whether to renovate, extend, stage works or rebuild.
  • Buyers who want to improve a home without unnecessary demolition, cost, waste or carbon.
  • Homeowners wanting to understand what maximum utilisation looks like with minimal building works, prior to resorting to a new-build solution.

What we review and produce:
  • Analysis of the existing home and site.
  • Site and context review.
  • High-level planning review.
  • Pathway testing: e.g. repair, internal rework, extension, staged works, rebuild.
  • Stewardship assessment, including high-level cost and risk considerations.

What you receive:
  • A design feasibility report in PDF format.
  • A set of possible pathways including floor plans for each.
  • High-level cost and risk commentary.
  • A recommendation for next steps, including further investigations that may be required.

What’s required to start:
  • Current detailed, survey including internal setout.
  • Current Section 10.7 Planning Certificate. Depending on date of purchase, refer to contract of sale.
  • Any previous approvals, drawings, reports or certificates.
  • Initial budget range.

Why do this before designing?
Many homeowners fall into the trap of committing to significant investment before understanding what other pathways may be possible. The Before You Build study helps clarify whether the extent of building work you have in mind is necessary, proportionate, and aligned with your long-term goals, values and priorities.
